We welcome anyone looking for safe, comfortable, and well-located housing in Australia whether you’re here to study, work, travel, or start a new chapter.

You can browse available rooms on our website and schedule an inspection. After your visit, our team will help you finalise the booking directly.

After you schedule an inspection, we’ll send you a confirmation with the date, time, and any instructions you need. On the day of the inspection, we’ll show you the property—either in person or online—so you can see the room, common areas, and ask any questions.

If you like the property, we’ll guide you through the next steps, including availability, application documents, and how to secure your booking.

After inspecting the property, the application process is very simple.

You’ll just need to send our team:

  • A copy of your passport
  • Your preferred move-in date
  • The details of the room you’ve chosen (location and room number)
  • A few personal details so we can prepare your share accommodation agreement

Once we receive this information, we’ll send you the agreement to sign.
After the bond is paid, the room is officially secured for you.

A bond is a security deposit you pay before moving into the property. It’s held as financial protection for the accommodation in case of unpaid rent or any damage beyond normal wear and tear. When you move out, the room — including your designated areas, and any assigned spaces — must be returned clean and in the same condition in which they were given to you. As long as everything is in good condition and all rent and bills are paid, the bond is fully refundable.

Yes, we do. Each room has its own minimum stay requirement, which you can easily find on our website within the details of each listing. If the minimum stay listed doesn’t suit your plans, you’re welcome to contact us. We can check if there’s any flexibility for that specific room, but please note that changes are not guaranteed.

You are required to give three weeks’ notice before your move-out date.

No, utilities are not included in the rent. These costs are shared among the housemates and typically cover: Water, Electricity, Gas, Internet (Wi-Fi is unlimited in all our houses), Gardening services (when the property has a garden), a cleaner for the common areas every two weeks.

Down Under Stay manages and organises all utility bills on behalf of the housemates. We calculate each person’s share and send the payment request directly to you. Some bills are charged weekly, others monthly, and some every three months, depending on when they are issued.

Because these are usage-based expenses, the total can vary, but on average utilities range between $30–$40 per person per week.
